Want to keep your home’s air feeling fresh and clean? HVAC maintenance is key to ensuring your system runs efficiently and keeps your indoor air quality high. As part of my Spring Home Operations Challenge, I’m sharing this step-by-step guide to deep cleaning your HVAC system so it stays in top shape all season long.

Regular HVAC maintenance not only improves air quality but also extends the life of your system and helps lower energy bills. Follow these simple steps to give your HVAC a thorough cleaning!

Step-by-Step HVAC Maintenance Cleaning Guide

Step 1: Safety First!

Before touching anything, turn off the power to your HVAC system at the breaker and unplug it. This prevents electrical hazards while cleaning.

Step 2: Clean the Outside Unit

Start by vacuuming and brushing away dust, leaves, and debris from the exterior vents and components. Check for any visible damage or wear that may need professional attention.

Step 3: Open & Rinse the Indoor Unit

Remove the access panels to inspect the interior for mold, mildew, or excessive dust buildup. A dirty interior can reduce efficiency and circulate allergens. Gently unscrew the access panel lid to reach interior components.

Using a garden hose on low pressure, carefully rinse away the foam and loosened debris. Be sure to:

  • Allow all components to dry completely before reassembling
  • Keep water pressure gentle to avoid damaging delicate parts
  • Angle the water flow downward to prevent moisture buildup

Tip: Be very careful when opening the lid since there are many wires and coils – I was only able to open mine halfway!

Step 4: Deep Clean with Foam Cleaner

For a thorough cleaning, use a spray-on foam cleaner designed for HVAC systems. Apply a heavy coat through all the grates and let it sit for the recommended time (usually 5-10 minutes). You’ll see the foam lift and dissolve built-up gunk, dust, and debris. Then use the garden hose to gently wash off all the foam and debris.

Step 5: Clean or Replace the Air Filter

  • Reusable filters? Wash with warm, soapy water and let dry completely.
  • Disposable filters? Note the model number and replace it with a new one.
    (Pro Tip: Check filters monthly and replace every 1-3 months for optimal airflow!)

Step 6: Empty & Clean the Drain Pan

Locate the drain pan (usually at the base of the indoor unit) and wipe away standing water or debris with a microfiber cloth.

Step 7: Reassemble & Test Your System

Once everything is clean and dry, securely reattach all panels, restore power, and turn the system back on. Listen for unusual noises and ensure proper airflow.
